Roofing Before & After in Miami, FL
Photographs don’t lie. A roof can look passable from the street while hiding softened decking, failing flashing, and granule loss that’s already past the point of cheap repair. We document every job because the before and after tells the real story faster than any sales pitch. Here’s a look at recent Miami transformations, from first inspection to final nail.

Recent Transformations
Asphalt Shingle Replacement in Coconut Grove
Before
AfterThis 1970s ranch had two layers of original shingles shedding granules into the gutters every time it rained. The decking beneath had soft spots from a slow valley leak the homeowner never saw. We tore both layers to the plywood, replaced four sheets of rotted decking, installed new synthetic underlayment and drip edge, then laid a full GAF shingle system. The difference isn’t just cosmetic, it’s structural. The new roof carries a written guarantee the day the crew leaves, not mailed weeks later.
Storm-Damaged Ridge Cap and Flashing Repair in Kendall
Before
AfterAn August squall picked up a run of ridge cap shingles and folded a section of step flashing against the chimney like tinfoil. Water had already started streaking down the interior wall of the garage. We replaced the damaged ridge cap, re-bedded the flashing with new sealant, and re-secured the surrounding shingles so the patch line disappears. Inside, the wall dried out and the water stain stopped spreading. The homeowner had a written price in hand before we put a ladder on the roof.
Flat Roof Recoating in Little Havana
Before
AfterMiami sun punishes flat roofs. This one had blistered coating, hairline cracks radiating from every penetration, and standing water that never fully dried between afternoon storms. We scraped the failing surface, repaired the cracks with fabric reinforcement, sealed around the vents and scuppers, then applied two coats of a white elastomeric coating. It reflects heat instead of absorbing it, which helps the upstairs rooms stay noticeably cooler. The finished surface sheds water instead of holding it.
Full Roof Replacement After Hail in Palmetto Bay

Hail bruises don’t always look dramatic from the ground. Up close, this roof had hundreds of impact marks where granules were knocked clean off the mat, leaving the asphalt exposed to UV. The bruises will fail years early if left alone. We replaced the entire roof, upgrading the underlayment to a synthetic water barrier and adding proper drip edge at every eave and rake. The homeowner chose CertainTeed Landmark shingles from our material lineup, deciding after walking through all seven manufacturers rather than being handed whatever was on the truck.
Leaking Valley Repair in Coral Terrace

The valley is where two roof planes meet and dump the most water during a South Florida downpour. This one was leaking into the ceiling of a child’s bedroom, staining the drywall and warping the paint. We pulled the old shingles back, removed the rusted valley metal, and found the underlayment had disintegrated. New self-adhered underlayment went down first, then a fresh W-style galvanized valley, then the shingles were re-laced over it. The ceiling dried, the stain was patched, and the repair carries a written guarantee. If it leaks again inside the guarantee period, we return at no charge.
Tile Roof Maintenance and Underlayment Overhaul in Coral Gables

Concrete barrel tile hides problems well. The tiles can look perfect while the underlayment beneath them has been quietly failing for years. This Coral Gables roof had leaks that only appeared during wind-driven rain, which meant the underlayment was shot but the tiles still looked museum-grade. We removed the tile, replaced the underlayment with a modern high-temp synthetic system, replaced the cracked tiles we found during reset, and re-bedded the ridge. The look of the home didn’t change, but the roof finally performs the way the original architecture intended.
