Atlas Gutter Replacement: The Miami Owner’s Guide

We stock and install Atlas-compatible gutter replacement components across Miami, with most complete gutter runs replaced for $8 – $16 per linear foot installed, including materials, labor, and debris haul-away. If you’re seeing water spill over the sides during a downpour, sagging sections pulling away from the fascia board, or rust streaks down the exterior wall, the gutters have failed and need replacement, not patching. That’s the most common call we get after a Miami summer: gutters that held up for years finally gave out under the weight of daily afternoon thunderstorms and leaf debris from live oaks.

Most Atlas gutter systems fail at the seams and end caps first, not the long runs. The expansion and contraction from Miami’s heat-and-rain cycle works those joints loose every season, and once one section separates, water finds its way into the fascia and soffit. By the time a homeowner calls us, they’ve usually noticed the gutter pulling away or water staining the exterior wall near a corner. We replace the full run when that happens, because section repairs on a failed system just move the leak to the next seam.

Which Atlas Models This Applies To

Atlas manufactures two gutter lines that we see regularly on Miami homes: the Atlas 5″ K-Style Aluminum Gutter and the Atlas 6″ Half-Round Copper Gutter. The K-style is the workhorse, an extruded aluminum profile in .027 or thicker gauge, standard on most single-family homes. The half-round copper line shows up on older Coral Gables and Coconut Grove homes, where the original copper gutters are often 40 or 50 years old and worth replacing in kind when a section fails.

Identifying which Atlas gutter you have is straightforward. K-style gutters have a flat back, a decorative front profile that resembles crown molding, and mount with hidden hangers spaced every 24 to 32 inches. Half-round gutters are a simple U shape, mount with exterior brackets, and discharge into round downspouts rather than rectangular ones. If you can’t tell from the ground, look at the manufacturer’s stamp on the inside of any downspout elbow or at the end cap. Atlas stamps their gauge and profile code on the inlet side of every downspout. We carry both profiles in our Miami trucks, along with matching Atlas downspouts, end caps, miters, and hangers, because a mismatched profile is a visible and functional downgrade on an otherwise clean gutter run.

Signs Your Atlas Gutter Replacement Is Failing

  • Water cascading over the front edge during a normal rain. This usually means the gutter pitch has flattened over time or the downspout is clogged and backing up. On Atlas K-style gutters, it can also mean the rear lip has pulled out from behind the drip edge, which lets water slip behind the gutter instead of into it.
  • Sagging or visible gaps between the gutter and the fascia board. The hangers have loosened, or in older installations the spike-and-ferrule fasteners have rusted through. Miami’s humidity accelerates that rust, especially on homes within a mile of the coast.
  • Rust streaks or mineral staining down the exterior wall near the corner. This tells us the end cap seal or the miter joint has failed, and water is tracking down the wall every time it rains. On K-style gutters, Atlas ships pre-cut miters with a factory seal, but that seal degrades in direct South Florida sun.
  • Peeling paint or soft wood on the fascia directly behind the gutter. The gutter has been leaking for months, and the fascia board is now rotting. We see this constantly on older Miami homes where the original gutters were never re-pitched after the roof decking shifted.
  • Water pooling near the foundation or staining the concrete walkway below the downspout. The downspout is either undersized for the roof area or has pulled away from the wall. On Atlas systems with round downspouts, we frequently find the problem is a crushed or disconnected elbow at ground level where a mower or a heavy foot pushed it out of alignment.

Replacement Cost & What’s Included

In Miami, expect to pay $8 – $16 per linear foot for complete Atlas-compatible gutter replacement on a single-story home, including materials, fasteners, hangers, downspouts, and labor. A typical 1,800 square foot ranch with roughly 160 linear feet of gutter runs between $1,300 and $2,600 all in. Two-story homes push closer to the $16-per-foot end once you factor in the extra ladder work and fall protection.

What drives the range: gauge thickness (we recommend .032 for Miami, which handles wind better than the cheaper .027 builders’ grade), the number of downspouts, whether the existing fascia is sound, and how much demolition the old gutters require. Every quote we write in Miami is a line-item price covering removal, disposal, new aluminum or copper, downspouts, hangers, and a written guarantee on the entire job. We don’t hand you a number and then add a change order when the old gutter comes off and the fascia underneath is rotted. If the fascia needs replacing, that’s in the written price before we touch the roof.

The work itself carries a written guarantee. If a seam opens up or a hanger loosens inside the guarantee window, we return and correct it at no charge under the 365-Day Done Right Promise. That’s the Kingswell way, and it applies to every gutter replacement we install in Miami.

DIY or Call Us?

You can safely inspect your gutters from the ground or from a step ladder on level ground. Look for pulling at the hangers, daylight showing between the gutter and fascia, and any staining below the seams. What you shouldn’t do is work off a ladder on a second-story gutter line, on a sloped grade, or near any overhead power drop. Most Miami gutter replacements involve 24- to 32-foot ladder work on uneven terrain, and that’s where the majority of fall injuries happen, especially on older homes where the original gutters are bolted through rotted fascia wood that gives way under load.

If your Atlas gutters are in bad shape and you want it done in one visit with a written price before the work starts, call us at (850) 613-1762. We’ll measure, price it, and tell you exactly what you’re paying before any material comes off the truck.
