CertainTeed Underlayment & Deck Repair: The Miami Owner’s Guide

We stock and install CertainTeed-compatible underlayment and deck repair materials throughout Miami, with most jobs running between $850 and $2,400 depending on how much decking has rotted and which CertainTeed underlayment line your roof is built around. We carry DiamondDeck, RoofRunner, and WinterGuard on the truck, so we can usually match your existing system the same day we inspect it. Most Miami homeowners discover the problem after a leak shows up on the ceiling, or when a roofer peels back shingles and finds the decking underneath has turned soft from years of trapped humidity.

Which CertainTeed Models This Applies To

CertainTeed makes three underlayment products that show up regularly on Miami roofs, and each behaves differently in our climate. RoofRunner is the entry-level synthetic, rated for standard slope and adequate for most re-covers. DiamondDeck is the mid-tier synthetic with better tear resistance and a high-traction surface that helps our crews work safely on steep pitches like you see on old Coral Gables barrel-tile remodels. WinterGuard is a self-adhered ice and water shield, and even though Miami doesn’t see ice, many homeowners spec it around valleys, chimneys, and low-slope sections where wind-driven rain pools. The compatibility gotcha we see most often: certain older CertainTeed shingle warranties required WinterGuard in specific zones, and if a previous installer skipped it, your shingle warranty may already be void. Matching the right underlayment isn’t just about keeping water out; it’s about preserving the coverage CertainTeed actually owes you.

We also stock compatible decking repair materials for GAF and Owens Corning systems, but the CertainTeed specifics above matter because their warranty language is pickier than most. If you’re not sure which product is under your shingles, your attic or garage may have a leftover roll with the product name printed on the wrapper, or you can check the original roofing contract if you kept it.

Signs Your CertainTeed Underlayment & Deck Repair Is Failing

  • Water stains on ceilings or walls after a heavy Miami downpour. This usually means the underlayment has torn or the decking has rotted enough that fasteners are no longer holding. We see this most often on homes built in the 1990s where the original felt underlayment has simply given out.
  • Spongy or bouncy spots when you walk the roof. That’s decking that has absorbed moisture and lost its structural integrity. By the time you feel it, the plywood or OSB underneath usually needs full replacement, not just a patch.
  • Shingles lifting or blowing off in wind events. In Miami, fasteners lose grip when the decking swells and contracts with humidity. Once the decking starts moving, the nails back out and the shingles go with them.
  • Granules collecting in gutters. This signals shingle wear, but the bigger issue is what’s underneath. If the underlayment was installed incorrectly or has torn at the seams, water is working its way to the decking while the shingles still look passable from the street.
  • Visible drips or dampness in the attic after rain. This is direct evidence the underlayment barrier has failed. In Miami’s humidity, that dampness doesn’t dry out on its own; it feeds mold and accelerates deck rot.

Replacement Cost & What’s Included

For a typical Miami single-family home, you’re looking at $850 to $1,400 to replace underlayment on a smaller section, and $1,500 to $2,400 when we have to peel back a larger area and replace rotted decking boards alongside it. The decking itself runs $3 to $6 per square foot depending on whether we’re using CDX plywood or OSB, and the underlayment adds $150 to $400 per square of coverage depending on which CertainTeed product matches your roof. Every quote is a written line-item price before any work starts, and the quote includes disposal of old materials, fasteners, and labor. If we open the roof and find more rot than expected, we photograph it and show you before we do anything else. You’ll never get a surprise change order at the end. Greg Holloway’s crew works under the 365-Day Done Right Promise, which means if the repair fails inside a year, we come back and make it right at no charge, in writing.

Item Typical Miami Cost
Decking repair (plywood or OSB replacement) $3 – $6 per sq ft installed
Underlayment replacement (CertainTeed synthetic) $150 – $400 per square (100 sq ft)
Small-section repair (underlayment only, minor deck patch) $850 – $1,400 total
Larger repair with substantial decking replacement $1,500 – $2,400 total

DIY or Call Us?

You can safely check a few things from the attic: look for daylight coming through the decking, run your hand along rafters for damp spots, and note any staining on the underside of the sheathing. That tells you where the problem is without putting you on a ladder. What you shouldn’t do is pull up shingles on a Miami roof in July to “take a look.” The heat makes shingles tear easily, and a torn section you didn’t intend to open becomes a new leak. Decking replacement also involves working at height with power tools, and that’s squarely in the territory of a trained crew with the right fall protection. If you’re in the attic and you see black staining or smell mildew, call us at (850) 613-1762. We’ll inspect it, write the price down, and hand it to you before a single nail moves.
