Tamko Underlayment & Deck Repair: The Miami Owner’s Guide

Tamko underlayment and deck repair in Miami typically runs $425 to $1,150 installed, depending on how much decking has rotted and which Tamko-compatible underlayment your roof system needs. We stock Tamko-compatible underlayment on our trucks and can handle most underlayment replacement and deck repair jobs the same day we inspect. Most Miami homeowners discover the problem the same way: a ceiling stain appears after heavy rain, they call us, and we find failed underlayment letting water soak into the decking beneath the shingles or tile. By the time you see the stain inside, the decking has usually been wet for a while, which is why we check the entire area around the leak, not just the one damp spot.

Here’s what matters up front: if the decking is still solid, replacing the underlayment is a straightforward job. If the plywood or OSB decking has started to rot or delaminate, we cut out the bad section, replace it, and then install fresh underlayment before the new roofing goes back on. Greg Holloway and our crew have seen every variation of this problem across Miami, from South Miami Heights to Little Havana, and the fix is almost always less expensive when caught early, before rot spreads under the tiles or shingles.

Which Tamko Models This Applies To

Tamko makes several underlayment lines, and each one pairs with specific roofing systems, which is where we see owners get confused. The main products are Tamko TW Underlayment, Tamko Moisture Guard, and the Tamko Deck-Armor line, which is the heavy-duty synthetic option. If you have a Tamko shingle roof, the underlayment beneath is likely TW or Moisture Guard, installed over the decking at the time of the original build. Barrel-tile roofs in Coral Gables and Coconut Grove often use Deck-Armor because it holds up under the weight and heat of tile better than felt.

Here’s the compatibility gotcha that matters in Miami: Tamko’s warranty on underlayment performance assumes proper installation over sound, dry decking. If the decking beneath has even early-stage rot, the underlayment cannot do its job, and no manufacturer, including Tamko, covers that failure. That’s why our inspections always check the decking at the same time we check the underlayment. For replacements, we use Tamko-compatible underlayment as the OEM-matched choice, and we also carry quality aftermarket synthetic underlayment from GAF, Owens Corning, and CertainTeed when the roof system calls for a different spec or when the homeowner wants to explore options.

Signs Your Tamko Underlayment & Deck Repair Is Failing

  • Ceiling stains or drips after rain. This is the most common first sign. Underlayment is the waterproof barrier beneath your shingles or tile, and once it tears or degrades, water reaches the decking and eventually the ceiling below. A stain that darkens after every storm means the leak is active.
  • Soft spots when walking the roof. If the decking feels spongy underfoot, the plywood or OSB has absorbed water and is losing structural strength. In Miami’s humidity, once decking goes soft, it does not dry out and firm back up. It needs replacement.
  • Crumbling or torn underlayment visible at roof edges. Look up at your roof’s edge during daylight. If you can see felt or synthetic material peeling back or hanging loose near the drip edge, the barrier is compromised and water is getting underneath.
  • Granules from shingles collecting in gutters. When underlayment fails, shingles often shift or loosen because the decking beneath them is moving. That movement accelerates granule loss, which shows up as dark grit in your gutters or downspouts.
  • Mold or mildew smell in the attic. Sustained moisture against decking breeds mold quickly in Miami’s warm, humid air. If your attic smells musty or you see dark staining on the underside of the roof deck, the underlayment above has likely been failing for months.

Replacement Cost & What’s Included

Here’s what we quote in the Miami market, with real numbers so you know before you call. A straight underlayment replacement over sound decking, covering one roof slope or a repair section, runs $425 to $750 including materials and labor. If decking needs replacement, the job moves to $850 to $1,150 depending on how many sheets of plywood or OSB need cutting out, what thickness your original build used, and how much of the roof area is affected. Every quote includes removing the old material, hauling it away, replacing or repairing decking as needed, installing the new underlayment, and re-securing the roofing material above it.

We give you a written price before any work starts, and that price does not change unless you add scope. If we find rotted decking during the job that wasn’t visible during the inspection, we stop, show you photos, and get your approval on the added cost before we cut anything. That’s the Kingswell Way: say the price before the work, show up in the window we gave, leave the place cleaner than we found it, put the guarantee in writing, and come back if it fails. Every repair carries our written guarantee, and under the 365-Day Done Right Promise, if the repair fails inside a year, we come back and make it right at no charge.

DIY or Call Us?

We’ll be straight with you: this is not a DIY repair in South Florida, and we say that to save you from a bad weekend. You can safely do the inspection side yourself. Check for visible underlayment peeling at the roof edge, look for ceiling stains inside, and tap on visible decking from the attic with a broom handle to find soft spots. Those checks tell you whether you need to call us, and you can do them from the ground or a ladder without walking the roof.

What we do not recommend is removing roofing material to access the underlayment yourself. Miami roofs are built for hurricane uplift, and once you break the seal of the roofing material, you’re responsible for what happens in the next storm if the re-installation isn’t correct. Decking replacement also means working with structural fasteners over living space, and one missed inspection or a wrong patch can turn a $900 repair into a $9,000 interior claim. If you’ve spotted the signs, call us at (850) 613-1762. We’ll inspect, give you a written price, and if the job is right for us, we’ll handle it from there. Know the price before we touch the roof, that’s the only way we know how to work.
